Salt air is the whole problem

Within a couple of miles of the water, salt aerosol gets into every gap it is offered. It pits aluminum housings, corrodes the contacts inside a cheap connector, seizes the adjustment joints on a mount so the camera can never be re-aimed, and works its way into the network cable at the one point the installer left unsealed.

None of that fails all at once. It fails as a camera that gets slightly softer each season, an image that drifts off-target because the joint froze, and eventually a position that goes dark on the night it was needed. Nearly every coastal system replaced here failed this way rather than from any single event.

The specification changes accordingly: marine-rated or fully sealed housings, stainless hardware, gel-filled or properly weather-sealed terminations, drip loops that actually drip, and mounts on the leeward side of the structure wherever the sight line still works. It costs somewhat more once and removes a replacement cycle you would otherwise repeat every few years.

Vacation rentals and doors that change hands weekly

A short-term rental turns over more often than most businesses hire, and every turnover is a key handoff. Lockboxes get shared, codes get passed along, and a cleaner, a handyman, and four sets of guests may all hold the same credential by the end of a season.

Access control fixes the accounting rather than the lock. Each guest gets a code that works for their stay and stops working at checkout, service people get schedules restricted to the hours they are supposed to be there, and there is a log of every door event when a dispute comes up.

Exterior cameras on a rental are placed for the approach, the driveway, and the parking area rather than pointed at any part of the property a guest would reasonably treat as private. Where a property is managed remotely, that combination is usually what an insurer and a platform both want to see.

The Village, the beach towns, and tourist season

Businesses in the Arroyo Grande Village work under design review, so a run of exposed conduit across a historic elevation is not an option. Most positions can be handled with interior cameras shooting through glass, soffit and eave mounts, existing penetrations, and housings finished to disappear against dark wood.

Grover Beach, Pismo, and Oceano carry a different pattern: heavy seasonal foot traffic, parking lots that fill with people who are not local and will not be seen again, and restaurant and retail back doors on alleys. Plate capture at the lot entrance is worth more here than almost anywhere inland, because it produces the one detail that is still useful after somebody has driven home to another county.
